Residenza Bondi Regulations

The apartments of the Residenza Bondi are used as temporary residence for short or medium term (from one week to 5 months) periods. The entire area of the Residence is NO SMOKING. Smoking is absolutely prohibited both inside and in the common areas and in the garden.

The price of the stay in each apartment is paid in advance at Check in. The reservation is confirmed upon payment of a deposit of 30% of the amount of the stay period. A security deposit of €200.00 is also required to be paid in cash upon arrival for any damage caused.

The final amount of the damage will be quantified. Each apartment is delivered in perfect order and state of conservation, must be used with great care, maintained daily and returned in the same optimal conditions with regard to the walls, furnishings, appliances, systems, toilets. The occupants will be responsible for any damage caused.

The apartment is available for temporary use. You can bring in clothing and personal items (computers, suitcases, personal blankets or pillows, pots and pans only if suitable for induction hobs). For safety reasons, you cannot bring in small furniture, electrical devices not supplied by the Residence, heavy gym equipment and in general very heavy materials.

 

The guest cannot actually move from their residence but can only bring what is necessary for the booked stay period.

 

Cleaning:

Every week (the days are communicated at Check in) the apartments will be tidied up and the linen changed (bathroom every week, bed every 2 weeks).
For the service, the apartments must be vacated from 9.30 to 12.30. Dishes will not be washed or rubbish or other items removed.


Disorder inside the apartments will not be tolerated, in particular the piling up of clothes, suitcases or boxes that hinder the tidying service. Guests who are unable to keep the apartments tidy can request, when available, the service of a maid. The cost is €14.00 per hour.


The utmost care must also be given to the common areas (stairs, lobbies, courtyard/garden…) respecting the regulations and hygiene standards. The courtyard in front of the residence is not a space used for customer parking. For parking, you can use the blue lines on the street for a fee or you can make an agreement directly with the garage owner in via Pizzardi, 34 (Phone 051/344643). The garage is located just a few steps from Residenza Bondi.

We also recommend:

  • Do not change the state of the apartment and the arrangement of the furniture, the sofas in the living rooms cannot be used as beds;
  •  Do not store tools, utensils or other materials in the common areas (lobbies, stairs,gardens). Anything left in the common areas without permission will be immediately removed. The costs of removal will be borne by the owners of such materials;
  • Do not hang laundry out of the windows or in any case outside in spaces not permitted;
  • Do not hang out many wet clothes inside because the stagnation of humidity causes mold and is unsanitary;
  • Do not organize noisy parties or gatherings that could disturb other residents. In particular, silence must be respected from 2:00 p.m. to 4:00 p.m. from 9:00 p.m. to 8:00 a.m. of the following morning. Until 10:00 a.m. on Saturdays, Sundays and all public holidays;
  • Do not cook foods that cause strong or disturbing odors;
 

Excessive consumption:

Any consumption exceeding the permitted standard will be charged.

N.B. For each apartment a maximum water consumption of M.C. 0.12 (120 litres) per week for 2 people, M.C. 0.20 (200 litres) for 4 people has been calculated. The cost of excess consumption is calculated and charged at the current price indicated in an updated notice.

 

N.B. For each apartment a maximum electricity consumption of Kwh 20 per week has been calculated. The cost of excess consumption will be calculated and charged at the current price indicated in an updated notice.

 

It is therefore advisable to turn off the light when it is not in use or when leaving the house and to make sure that the water taps are closed.

The bathroom radiators only work as towel racks since the heating of the entire apartment is from the ceiling. Therefore, please leave the plug disconnected from the relevant socket.

 

The staff or management may at any time, upon prior notice, inspect the apartments to verify their order and compliance with the rules.

We also request that you:

  • Do not manipulate thermostats or other devices connected to the systems;
  • Do not shake or beat carpets, mats and blankets from the windowson the garden or the shelves of the stairs;
  • Do not hang anything outside the windows;
  • Do not throw materials that could block toilets and sinks in them bathroom and kitchen down their drains;
  • Do not keep in the apartments (and/or store in the common areas) smelly substances, flammable material, explosives or anything potentially dangerous for safety (e.g. methane gas cylinders, LPG or other flammable material);
  • Do not leave doors and/or gates of common areas open, to avoid intrusions into the Residence (make sure they are always closed);
  • Do not leave rubbish or waste in the courtyard or in other common areas, along the road or in its vicinity, but use the bins just outside the gate, taking care to respect the separate waste sorting; our service collects only unsorted waste. To throw away paper, glass, plastic and organic waste, guests will independently use the appropriate bins near the entrance gate.
  • Do not overload the floors with excessive weights, do not touch the ceiling panels for any reason and do not try to resolve any problems related to the structures and furnishings of the apartments on your own, but always notify the management;
  • Do not install radio, television or satellite antennas, or receiving or transmitting devices of any kind;
  • Do not introduce air conditioners, electric or gas heaters or any other type of operation, as well as appliances of any type not supplied in the Residence. The insurance does not cover damage caused by such appliances which will be borne bythe person causing them.

The tenant is required to respect the rules and is responsible for any damage to walls, systems and furnishings, caused by people who live in or occasionally visit the apartment. Such damage will be quantified and must be compensated.


In case of loss of keys (European cylinder and non-replicable) of the armored entrance doors of the apartments, the guest will have to pay the cost of changing the lock in the structure inside the door, the cost is around €400.00. Damage to furnishings, appliances, convectors and systems and services in general must be repaired at the tenant’s expense. A deposit of 30% of the booking amount will be required at the time of booking. The balance will be paid upon arrival at the property. This deposit will not be returned for any reason, whether in the event of cancellation of the booking or in the event of a no-show of the guests at the property. 


Guests who travel outside the city (Bologna) must leave the keys at the Reception. 


The heating switch-on period is established each year by the Municipal Ordinance, normally from 15 October to 15 April, the period is reduced in the event of an energy crisis. During the summer period, the air conditioning operates in time slots established by the maintenance technician and agreed with the management.

Recommendations

No other people or a different number than those for whom the reservation was
made may stay in the apartments. Each apartment has a number of beds declared to the licensing authorities and cannot be occupied or used by an exceeding number of people. For everyone’s safety, before leaving the house, it is absolutely mandatory to make sure that you have closed the electricity, water, windows and door of the apartments and make sure that the doors of the Reception and the garden gate are also closed. 

Animals of any kind are not allowed.

Checks

The management is authorized to carry out inspections in the apartments to verify the correct observance of the rules and that they are kept in good order.
The management has the right to access the individual apartments for any need for tidying up and maintenance of the same. In general, all the basic rules of the condominium regulations must be respected; anyone who does not respect them will have to leave the Residenza Bondi even before the expiry of the reservation.

Very important

Residenza Bondi is a NON-Accessible Structure (holiday homes and apartments are excluded from the application of article 5 point 5.3 of the Ministerial Decree 14-6- 1989 n.236 – structures for the disabled), therefore the apartments cannot be occupied by disabled people, non-autonomous or in a state of disability and serious health.

Tourist tax

For non-residents, the Municipality of Bologna requires a Tourist Tax for each person for a maximum of 5 days (the first 5) of stay in the tourist or hospitality facilities of the city. MANDATORY OBLIGATION: at the time of booking, the names of those who will occupy the apartments must be declared and the documents sent (preferably identity card with indication of the place of issue of the document and health card with tax code). These names will then be confirmed at the time of Check in with the presentation of the required identity documents.

 

HEALTH REGULATIONS: guests are required to comply with the health and hygiene regulations issued by the Ministry of Health and/or Local Authorities. The certification indicated from time to time will be required for the greater protection of guests.

COMMON REQUIREMENTS FOR ACCOMMODATION INTENDED FOR THE MANAGEMENT OF HOLIDAY HOUSES AND APARTMENTS AND FOR INTERMEDIATION BY REAL ESTATE AGENCIES.

 

Intended use of the properties concerned:
The use of housing for the management of holiday homes and apartments or for the rental of accommodation to tourists does not imply a change in the intended use of the buildings for urban planning purposes.

 

MANDATORY SERVICES AND EQUIPMENT must be ensured.

In holiday homes and apartments and in accommodation intended for tourist rental, the provision of furniture, utensils, material for cleaning the apartment and any other equipment necessary for the preparation and consumption of meals must be ensured.

 

For each person to be hosted, the following must be provided:

  • Cutlery (2 knives, 2 forks, 1 spoon, 1 teaspoon)
  • Plates 2 flat plates and 1 soup plate
  • 1 glass per person + at least 2 more as a reserve
  • 1 cup and 1 small cup

For the apartment house:

  • 1 set of kitchen utensils (including a non-stick frying pan and 1 milk pan)
  • 2 kitchen knives
  • 1 sugar bowl
  • 1 coffee pot
  • 1 colander
  • 1 ladle
  • 1 salad bowl
  • 1 serving dish
  • 1 grater
  • 1 cutting board

All the material provided must be in good condition, regardless of the category of the apartment.
Residenza Bondi also provides 1 set of 3 towels for each guest, 2 sheets suitable for the bed in the apartment, 2 pillows, 2 pillowcases, 1 winter blanket (usually 1 duvet) and 1 spring blanket.
